I’m Amy Kong. Ten years coordinating vendors, budgets and stakeholders as a Condo Administrator — now completing the Google Project Management Certificate and moving into project coordination and management.

The Transition

From condo administration to project management

For over ten years at DEL Property Management, I’ve been the person who keeps a high-volume condominium running — coordinating contractors, managing budgets, resolving resident issues, and reporting to the Board of Directors. Every one of those responsibilities is, at its core, project management: scope, stakeholders, timelines, and budget.

I’m now formalizing that experience through the Google Project Management Certificate — covering initiation, planning, execution and Agile — and bringing proven organizational skill, budget tracking, vendor management and trilingual communication (English, Cantonese, Mandarin) to coordinate diverse teams and stakeholders.

Vendor & Contractor Coordination

Streamlining repair & maintenance workflows

Challenge
Repair requests from residents and staff were tracked informally, so contractor follow-ups slipped and resolution times were inconsistent.
Approach
Ran each repair as a small project: scoped it in a standardized work order, scheduled and coordinated contractors and maintenance staff, and held regular site inspections with the Property Manager to track every open item to close-out.
Result
More predictable repair turnaround and clearer contractor accountability, contributing to stronger resident satisfaction.

Budget Tracking & Cost Control

Reconciling purchase orders & invoicing

Challenge
Monthly common charge processing and in-suite maintenance billing involved multiple manual touchpoints, creating risk of mismatched invoices and payment delays.
Approach
Owned the monthly financial cycle end to end (receivables, payables, common charges and in-suite billing) and built in a control step: every purchase and work order reconciled against its invoice before approval.
Result
Delivered accurate, on-time financial reporting to the Board of Directors and eliminated recurring reconciliation errors across the portfolio.

Stakeholder Communication

Keeping residents, the Board & management aligned

Challenge
A high-volume front desk meant resident inquiries, complaints, and access requests arrived faster than they could be tracked across the office.
Approach
Acted as the single point of contact for residents, the Board and the Property Manager: triaged inquiries and complaints, resolved or escalated issues, kept access and resident records current, and reported status through structured updates.
Result
Recognized for strengthening resident relations and providing dependable support to leadership through complex, fast-paced operations.
